Who We Are
Belgium Signature Homes is a real estate certification born out of a simple frustration: too many properties are marketed as “premium” without any independent verification. We set out to change that.
We don't sell properties. We don't take commissions. Our only job is to assess whether a residential property genuinely meets the standards it claims — in terms of construction quality, renovation, energy performance and livability.
Each property goes through a hands-on evaluation: we visit, we inspect the documentation, we assess the neighbourhood. There's no algorithm — it's expertise, applied methodically.
For buyers and investors, our certification is a shortcut to confidence. For sellers, it's proof that their property stands above the rest.
Our Process
Not every property gets certified. Each one is assessed across six areas — and the bar is deliberately high.
Layout, volumes, ceiling height, natural light, structural condition. The bones of the property — things a coat of paint can't fix.
Materials, finishes, craftsmanship. We also review invoices and contractor details — because a beautiful kitchen means little if the plumbing behind it is questionable.
PEB/EPB certificate, insulation, windows, heating systems. With Brussels energy regulations tightening, this matters more every year.
The neighbourhood matters as much as the property. Accessibility, amenities, green spaces, noise levels — we look at the full picture.
Common areas, building maintenance, financial health of the syndic. A great apartment in a poorly managed building is a liability, not an asset.
Heritage details, original mouldings, a terrace with a view — the things that make a property memorable. Not required, but they count.
